1350 Alki is a new construction boutique building on Alki Avenue SW with ten luxury homes. The homes all have full views of the Sound and Olympics, and feature private elevator entries, high-end finishes and radiant in-floor heat.
 
When the original builder/developer lost 1350 Alki in foreclosure halfway through the sales process, the remaining homes were picked up in a bulk sale by a private investment group and Matrix Real Estate was contracted to complete the marketing and sales.
 
Our first challenge was breathing new life into a community which had been actively on the market with minimal activity for over a year. Our second challenge arose because buyers of the homes had construction-related requests, and the original construction team left the property two years prior.
The first challenge, a shopworn property, is one we are seeing frequently these days as projects are getting stuck in foreclosure. We addressed this problem and hit it head on with new signage, marketing, staging and more.
 
The second challenge, taking care of construction-related requests, we managed through a partnership with J. Taylor Consulting, LLC. Matrix was able to take on the role of coordinating and overseeing essential punch work and buyer walk-throughs. This allowed for the new homeowners’ needs to be addressed even in an “as is” sale, with minimal costs to the seller.
In a competitive Alki-area market with a multitude of choices for potential buyers, Matrix has now sold out 1350 Alki to very satisfied new homeowners.
