Hjarta Condos - Live Green in Ballard.

Hjarta is located in historic downtown Ballard on Market Street just west of 15th Avenue NW. This building was conceived during the last up market when prices were still rising. The developer, Pryde Johnson, spent a lot of time and effort making sure Hjarta was the best built and greenest new condominium community in the marketplace. The building is concrete and steel construction, unusual for a mid-rise, and is LEED certified, a first for a building that was not in a downtown Seattle high-rise setting.

By the time the building was complete and ready for occupancy in 2008, the market had turned. Pricing that this building commanded at one time was now not possible and the developer did their best to sell and market through the downturn. In early 2010 the Matrix Real Estate team was brought on to relaunch and generate sales in the slowly recovering economy.

Once we identified our unique selling features and value proposition and revisited price and looked at our completion one of our first efforts was to hold a broker’s open and reintroduce the property to real estate brokers. Many brokers had seen the property two or three years earlier but not recently. Brokers were amazed when they came in to see fresh new model homes  with great merchandising and a new energetic and helpful sales team. 

In addition the sales and marketing team reached out to everyone that had previously been through the property to encourage them to come back and see the fresh new look Matrix and Pryde Johnson had given to the building through our joint efforts.

In addition updates were made to signage and the website and a marketing plan implemented for broker marketing, low cost advertising placements and an outreach program to local bloggers.

As a result, Matrix Real Estate and Pryde Johnson were able to maintain prices averaging above the current market in Ballard and the surrounding area. In addition, we worked with the bank and the developer so that the developer retained control of the property through sell-out.
