Lakeview Residence

Background and Challenge

Lakeview is a boutique community of just six luxury condominium homes, each with a private elevator lobby. Averaging 1,500 square feet, the homes have two bedrooms, two and a half baths, high end finishes and views of Lake Union.

One of the challenges for this property was the fact that it had been on the market for 1.5 years but had no sales when Matrix was asked to take over the listing. Add to this challenge the fact that these homes were unique, high priced in a declining market that proved to be most difficult for high end housing. Plus the building is located just above I-5 with significant traffic noise that turned off many high-end buyers. The developer’s original target buyer, the downsizer, dismissed the property as they felt the location was not walkable to amenities. This buyer also faced the added difficulty of trying to sell their current residence in a down market.
Identify and reach a new target buyer for the community. Matrix could see that with Amazon and many new shops and restaurants moving into the up-and-coming South Lake Union neighborhood, it made sense for marketing to appeal to the young singles and professionals who wanted to live close to where they work and play but not so close that they couldn’t “get away” from work. With a limited marketing budget and a lot of on the ground networking, Matrix adjusted the marketing message to reach buyers interested in living close to South Lake Union but in a luxury boutique building.
Matrix was patient and persistent and kept networking with agents and buyers to bring them into see the property and in under one year we were completely sold out. The seller, Michael Malone, President of Hunters Capital had this to say in a letter to Mike Miller, partner of Matrix Real Estate:

As we near completion of selling all the units at The Lakeview on Capitol Hill, I just want to commend you, Steve and Matrix for the professional job you have done. Selling these premium units over the past 11 months has not been an easy task given the market and banking environment. You folks never lost focus, energy or enthusiasm for this project!
