Background and Challenge

Altura Townhomes was partially constructed in 2007 before the original builder defaulted and the bank took over.  Our seller was able to get the remaining unsold homes from the bank, and brought them to market with another agency at prices that were significantly under market value.  When the seller switched to Matrix Real Estate, the homes were poorly maintained and unfinished, so much so that some didn’t even have a certificate of occupancy.

Vision

Leona started as a 1907 building which the developer, Barrientos, took down to the studs, rebuilt and retrofitted to be entirely new and contemporary inside. Barrientos retained the original historic exterior while creating interiors with 21st century fit and finishes.

Matrix and Barrientos worked as a team to position, price, market and sell Leona Condominiums on the South Slope of Queen Anne Hill.

We sold and closed the final home at Leona in summer of 2010.

Madison Lofts is a new 20-home loft condominium on Seattle’s Madison Street, adjacent to the Arboretum.  Despite its boutique size, the building is concrete-and-steel construction with private rooftop decks, oversized patios on the lower floors and air conditioning in every home, quality typically associated with high-rises. This creates a challenge in a small building as the construction costs are much higher than a wood-frame building, and buyers are often unable to distinguish the difference.
