Esplanade – low-rise condominium conversion in Kirkland, WA.

Esplanade is a 168-unit low-rise condominium complex that was converted from apartments in 2005. Matrix was hired by developer AF Evans to handle the sales and marketing of the project from start to finish.

Services provided by Matrix started with advising the developer on the initial tenant offering and notifications, and consulting on necessary legal documents, and strategizing on the phasing and pricing plan. Sales were handled out of the onsite clubhouse with three nearby model homes.

Based on the target market, we advised on the level of upgrades and renovation necessary to bring the project to sale, and offered input to the interior designer for the model homes.

We managed the marketing from soup to nuts, including developing and managing the marketing budget, target market definition, hiring of the graphic design firm, branding, signage, website, sales office layout and displays, print collateral, advertising plan and execution, and event planning and production.

Sales were robust, and all 168 homes sold and closed in just over one year.
